We will move your project throughout the following stages:

• Initial Consultation  At this stage we focus on establishing a clear understanding of your project. This includes discussing your design brief, visiting the site, gaining insight into your lifestyle, priorities, and long-term intentions. This foundational step ensures we begin the design process with a well-informed and aligned vision.

• Planning Assessment  We will undertake a comprehensive review of all planning and site-related requirements. This includes assessing district zoning rules, resource planning considerations, property file information, and where necessary 3D terrain contouring.  We will also identify any additional consultants that may be required, such as structural or geotechnical engineers, council planning input, and any specialised reports or applications, including resource consents. This thorough assessment enables us to anticipate potential project constraints and outline any additional costs that may be necessary to secure building consent.

• Concept Design  Based from all the information gathered, we develop a comprehensive concept design, complete with a 3D model and perspective views to help you visualise the proposal. We collaborate closely with you to refine the layout, adjust spaces, and ensure the design reflects your preferences and lifestyle.

• Detailed design Once the concept design is finalised, we will advance into the preparation of detailed building consent drawings and full documentation for council submission. Throughout this stage, we coordinate closely with all required consultants which may involve structural engineer, wastewater, stormwater specialists to ensure every technical aspect is thoroughly incorporated. A Preliminary drawing set will be issued for your review and can also be provided to your builder or quantity surveyor to assist with accurate pricing.

• Lodgement into Council  We will prepare and submit all required documentation for building consent and manage the entire council process on your behalf. This includes responding to council requests, coordinating with consultants as needed, and ensuring all information is provided promptly.  We will oversee the application through to approval, maintaining clear communication throughout.
